PREPARING YOUR HOME FOR SELLING
As the saying goes, you never get a second chance to make a first impression, so investing a little time and effort into ensuring your house will impress all potential purchasers will be well worth your time.
Some minor things that will reap major benefits are as follows:
- Ensure your lawn is cut and shrubs are trimmed
- Remove all clutter and debris from the yard
- If it is winter, make sure the walkways and driveway is shoveled
- The scent of a fragrant candle is a very appealing aroma to be met with upon entering your home
- Turn on all lights and open the drapes
- Play some quiet easy-listening music
- Have the foyer clear of shoes, coats, mittens and the like so that the interested clients don’t have to struggle just to enter
- If you have live plants, ensure that they are healthy looking
- A lot of us spend a lot of time in the kitchen so making the effort to clean your stove, oven and countertop is important
- Take the time to dust, vacuum and straighten out bookshelves or magazine racks, and tidy up those closets
- If teenagers reside in your home, have them tidy up their rooms as best they can – it may not be to your standards, but hopefully the prospective clients can empathize or sympathize with you, whatever the case may be
- Repair all leaky faucets and/or toilets
- Oil squeaky doors and tighten door knobs
- Touch up anywhere paint may be required
- If you have a pet, remove it from the home for all showings – you may love your dog or cat, but there are people who do not
- Tidy up the basement and remove articles that you have been meaning to get rid of
- Clean out your garage
- And maybe the most important element for you to remember is to remove yourself and your family when your home is being shown. The agent and buyer will feel more comfortable to make comments if you are not there.
These are a few simple guidelines that if followed, will assist you in making an excellent impression on someone who is interested in purchasing your home which, with any luck, will lead to a relatively quick sale and allow you to go forward with your plans.
